Security

Don't let strangers into the building or parkade. If someone suspicious is at the front door, consider entering through the back to avoid them.

Please don't prop open doors leading to building exits. Anyone can enter a non-secure building.

Current building rules

Our Leasehold contract provides building management with the option of establishing reasonable rules and regulations from time to time. Leaseholders are responsible for ensuring that they, their guests and occupants of their suites are in compliance with those rules and regulations.

Household insurance

Lancaster Gate leaseholders are required to carry household insurance as indicated in the building rules and guidelines. Coverage of building insurance deductibles should be included in that policy. The related amounts were provided by Pacific Quorum Property Management Company in their February 2020 letter to all leaseholders. You must turn in a copy of your insurance showing the deductible to the Manager's office on the main floor every year as proof you have insurance.

As only some insurance companies provide coverage for leasehold suites, it's important to tell your insurance providers the insurance you need is for a non-strata leasehold suite, not for a freehold condominium.

This is a matter to be taken very seriously. Without sufficient insurance coverage, you can be held financially responsible for any damages found to be your fault that affect other suites and the building itself.

Holiday procedures

The Committee suggests establishing the guidelines for coverage when your suite is vacant for X length of time. Some companies will not honour an agreement if someone hasn't been designated to check your suite for flooding issues within X number of days or might insist that the water valves have been shut off prior to your leaving. There is apparently additional insurance one can buy for periods you are away. Rather than the Committee presenting any information that might not be applicable to you, please ask these questions to avoid problems.

As indicated in the notice above, call Urban immediately in the event of a leak or flood, along with Pacific Quorum and the Caretaker.

Please contact Urban for any plumbing issues within walls. To change a faucet, etc., you may do the work yourself, or engage a handyman. (Paula's husband may be available for work in your suite; he can be reached through Paula at 604-727-4662.)

Urban Plumbing will replace heating system zone valves at no charge to lessees. Call them, and remind them to invoice Pacific Quorum for the work.

You are responsible for the cost of replacing thermostats. (You do not need a plumber to replace a thermostat.)
